I have been enjoying my time here so far and am seriously considering pivoting my practice to tailor it toward real estate investors.

Here's the challenge with your endeavor; all markets (especially CA) have cycles, and within those cycles there are good strategies that work, but the timing is crucial. 

I really enjoy the business side and learning new things about the business.

What homework have you done, and what skills and abilities do you think you have to offer that will make your endeavor successful, and thus worth someone lending you money? 

I like the idea of it, because it's only 1.5 Hours to Washington D.C. etc and would love to build either a cabin, or something low maintenance like a Tiny House to rent out and/or enjoy for myself. 

My goal is not to become financially wealthy but to make as much as I am now while working less and being able to enjoy my life.  

I am a Realtor here in the Tulsa area and enjoy working with investors.
