You can offer a hand and get your landlord-tenant relationship started on the right footThis will also allow you to keep an eye on everything coming in to the place and possibly give you peace of mind by seeing how organized/unorganized, clean/dirty the tenant might be based on her planning and furniture.

Maintenance costs have gone down, vacancy rates have come down, etc. probably the biggest benefit was that I have peace of mind knowing that that my employees doing a better job than before.

The seller does not have an immediate financial need but my belief is that he wants higher earnest money only for the sake of peace of mind.Does anyone have any recommendations on how I could get the seller comfortable with the lower price and the later closing date so I can get the loan?

Individuals usually are lower traffic units maybe duplex, 4 plex, single family homes.Were a property management company has usually lots of tenants in a very concentrated area.Individual don't have as many amenities usually like a pool or work out room but peace and quite are priceless.I think each can be as attentive as the other to their residents needs.
