Very sad stories and it seems clear if Morris wasn't the mastermind, at a minimum he was the unlicensed broker executing the Oceanpointe scam.

Oh, and any magistrate that I've encountered is going to bear down on you about your efforts to move on and get a new tenant ASAP....as in what does your log of efforts and interviews reflect.

Part of the game but these lessons help us strengthen our systems and implement additional preventative measures for the future.That said, red flags I've encountered have been:- Unreachable references: wrong numbers, non-working emails, etc.- Offers to pay 6+ months rent in advance: This can sometimes be a sign of motivation from qualified tenants but in other instances, a chance for someone to get into the unit and stop paying rent once the rent-advance period is over- No contact information for previous landlords- Missing information for previous employers, financial documents and rental historyOther red flags can come from the interview process.
