Maybe run the calculator including repairs/vacancy/cap ex, use a 30 year mortgage and check out the normalized returns to eliminate the noise of aggressive debt pay down.Yes, COC is not useful in your situation as you are pumping more and more cash into the property and your original cash infusion is not relevant quickly.
