So when you filed for eviction and you have six different notices documenting what has transpired in real time you have effectively gotten to the judge first. 

However, they will also look into your experience, cash on hand to do the deal, and your FICO. all these things will effect the rates and terms you'll be able to get with a lender. unfortunately, no lender will base your skin in the game based on how good the deal is.

I've heard this is a great way to invest, and I'm honestly considering doing something to that effect.

@Mark Gunnell I would imagine that most CPA's here on BP would be able to drill down into the tax nuances for any particular state fairly effectively and efficiently. 

However, since the insurance company is paying all of the costs anyway this settlement does not effect your assets in anyway.
