The standard 1# EPS (1 lb. per cu. ft.) is fine for cornice moldings, etc.... but anything down low will get abused and easily damaged, so use a higher density, either 2# or 3# - however, the price does increase considerably.

In my area, houses that used to rent $5500 are now sitting for weeks at $5000....easily a 10% to 15% drop from 6 months ago...I am not familar with your market, but maybe it is slowing down too just like where I am...
