I haven't gone door to door although I hear and read all the time that it is paramount for success for agents.

And keep in mind this is for 2 doors and a large down-payment to get these numbers...which would hurt your cash on cash returns.Not the worst deal in the world, but these numbers are closer to what I'd look for if I were putting 0-3% down.
