Even with a tax/penalty free ROTH distribution, you will be giving up 30+ years of tax-free growth.  

They own distribution franchises for the best factory-made window companies (I should probably be buying my replacement windows through my friend Matt M's franchise, as mentioned earlier in the thread).

I've seen a few reports that look at the average returns in certain cities or zip codes, perhaps you can shed some light on the market with the large outliers and a wide distribution (where a small subset of properties outperform the average significantly) for those of us hunting diamonds in the rough.  

This will help with the RMD, Required Minimum Distribution, that will hit when the SDIRA owner is 67, I think. 

Contributions into and distributions out of a corporate entity usually do not trigger a tax event. 

Never buy a multi family with the thought that the value will increase as the value of a multi-family should be derived by the income it generates.

Crawl spaces make it MUCH easier to distribute rough mechanicals (plumbing and HVAC, mostly).

But I will say that the distributions are not fantastic.

They are responsible for finding the deals, doing the due diligence, setting up the financing, raising the capital, creating and executing the business plan, dealing with the operational challenges that can come up 24 hours a day, managing the cash flow, and ultimately distributing the profits to all of the partners throughout the hold period.Good General Partners have been involved in the business for years, and they have perfected their business procedures to make sure the business plan is executed as effectively as possible.
