Instead they have a third party system through Viewpost that either wants to draft a paper check and then mail it to my office in CA (which doesn't help me one bit), or can do an electronic xfer that TAKES 6 BUSINESS DAYS.

In order to find it I used a combination of direct mail and bandit signs which I have to say still work plenty well regardless of the new move towards online marketing but that is another story.

I'd say if you find an experienced partner in the field and want to start directly into a deal yourself go for it, but if you'd like to learn from others, I think passively investing and learning while looking for deals (which are hard to come across the days) also is a smart strategy.
