Where do you see markets and assets that are of "like kind" where you have the choice of 40 units renting at $500/month or 20 units at $1000/month?

Logic/assumption being that a cheap tankless water heater will be of worse quality than equivalent priced electric water heater based... and that a 5 yr warranty would eliminate many of the headaches and has been proven to work so far (assuming people haven't complained about hot water all along, rather this is new thing as the heaters are starting to fail).If it was different asset class or he was flipping it...

Would it be in the stock market that you and I can't control, giving your money to the insurance company and have your earnings eroded by high commissions or invest in alternative asset such as real estate (BTW, you don't have to be the owner of physical real estate, you can be a private lender so your loan is secured by real estate, you can buy tax lien, invest in a syndication, private placement or note fund).

There's multitasking, and there's chaos...what you just wrote is what I would describe as chaos.The first thing you need to do is to realize your time is the most valuable asset you have.

I don't see how the LLC will strengthen your case, but it might be something to look into for asset protection.  

I have not been able to bring myself to be able to sell such a valuable asset though.  

I am more interested in liquidating this asset. 

@Deondre Blackshear - you want a company to sell you an asset at above fair-market value, make promises that they can't necessarily keep, and you also want them to be reputable?
