I understand Vegas is probably not the most ideal place to start my investing career, but like @Bill Brandt said, I live here and am not interested in investing elsewhere as my first investment.

I come from a family of construction workers and have a nice set of skills for fixing up houses, as well as a mother who was in the land development business when I was a child.

It's shame to say that we are also consider the new development nearby -- new house with 5 bedroom 3.5 bath 2900 S.F with a lot size of 2500 s.f, $880K base price. you can imagine how dense that development is.

Develop a relationship with a good realtor that knows the areas well and also utilize the Trulia crime heat map.

I have a single family house under contract and would ideally like to find a fixed rate loan to and LLC (three partners, all with high credit).

The traits for the ideal candidate include the following,1.

I already own a condo in that development.  

Which I could pursue more REI and side hustles and develop marketable skills.
