After listening to a lot of the BP and other podcasts about short term rentals over the last year, I’ve noticed avoiding/shutting down parties seems to be a common pain point for hosts in metro areas. 

We're kind of friends, he's trying to help a local guy, and I want to avoid presenting him with a s***show he can't approve and not charge me for the hourlong trip to get here. 

I am really making a conscious effort to avoid giving my team instructions.

Set a deadline to buy your first property, work with an agent, or others in your sphere who are like minded and you will avoid analysis paralysis.

we've been able to avoid evictions for offering $500 cash to leave in most cases...paid on the day the tenant is out and the unit is verified in good condition.

Has anyone experienced this and what are some steps we can take to avoid this? 

Look into the care giver rules and see how much money she can transfer to you as a care giver to avoid the look back rules. 

Cover yourself, have insurance and if you can avoid it, don't provide a lawnmower.  

Bought for $380K in November 2018, but didn't live in it long enough to avoid capital gains taxes if I sold it.
