Apparently, advocates have moved past a request seeking deferred payments, or other options, to simply demanding that rent be waived altogether.My concern is that regardless of whatever is offered in an attempt to explain that LLs have obligations as well, emotions are going to feed this issue and automatic unchallenged waivers of rent will be demanded by tenants on a massive national scale.

If she wants to defer taxes without actively managing the property she may consider a DST (Delaware Statutory Trust) or NNN Private Placements as an alternative.

If we assume rent is deferred for 90 days due to current circumstances, that would mean regular monthly payments would be due after those 90 days as well as tenants needing to work with landlords to determine how the 3 deferred payments will be made over 12 months.Not in your market and just speculating based on your post.

It's just deferred and then you need to pay it back when the forbearance plan is up in a lump sum or jump into a repayment plan where you pay mortgage payment + arrears over a period of time ( increase in mtg payment ).

Contact your lender you will forsure be able to defer payments for 3 months and likely up to 12 months if really need it extended. if you bought years ago its likely appreciated and can sell at profit.
