If they file CH13, you will need to cover the expense of filing a proof of claim and possibly moving to lift stay.

I allow them to pay on the 3rd and not charge a late fee.Don't do a custom payment deal for each tenant. 

I have been contacted by many people claiming to be able to get me business lines of credit or unsecured lines of credit for a fee and most of the time this fee is 10% of the line or $10k...Already in debt and not into a flip lol The other way I can secure a line of credit is to have a company get me different credit cards and liquidate them down to cash, which basically destroys credit and when APR being different on card, this could spell huge bills?

Michele, On the other hand, I have found that every time one  of my clients goes through a big bank, they become another number among the thousands of customers that bank has.

I'm sure the bank is constrained by privacy protection regulations, other compliance issues, and customer service reps who know and can only work in a certain "box" that does not include the situations investors like you and I face.One situation was a flip for me.

So maybe I'm just seeing the severe cases, but I suspect they're problematic.For a landlord, that's an issue b/c you could have more repairs, and phone calls, and coordinating 3+ ppl's schedules, and your passive income becomes active, plus it's costing you money.The other thing is that far too often they end up adding a cost to your tenants b/c they do not save money like the industry claims.
