I am in NY, but have rentals in Little Rock. 

For instance I was looking at a four unit where I live and researched to find out that $90 per square foot is about the going rate, however looking in a section of Little Rock I found that $75 per square foot is approximately the going rate.

@Luis Garcia I've heard that a lot of people are crushing it in AirBnB rentals and corporate rentals. 

You just need to realize not to chase good $ after bad and there are some throw always and that is what you should do with them, not spend thousands trying to get water from a rock.

I made a conscious choice to turn what could have been a mountain that crushed my desire into a stepping stone that compelled me to learn more and more.
