They'll hook you up with high leverage, full term IO financing and will cover some of your planned renovation / capex costs.  

Hey Mike, did you consult with the city before purchasing to make sure adding bedrooms would be acceptable?

I’ve consulted attorneys and they tell me to “wait and see if he fixes the issues” One of his workers told me he was using my money to finish another job and was waiting on that payment to move forward with mine. 

I could put that in a risk free account right now and get $2600/month.

Definitely not cheap, cost 750k 2 years ago but we’d be paying a lot monthly more if we just had a straight up 4/2 SF. 

- Total 6 yrs  i.e 4 yrs (75% was rental and 25% primary) + 2yrs (100% primary)- $300k capital gain / 6yrs is the net gain per yr - $200K for 4 rental yrs + $100k for 2 primary yrs- So $150k (75% of $200k) is taxable and the remaining $50K (i.e 25 % primary) + $100K (2 yrs 100% primary) i.e $150k in total will be tax-free? 

It means cheaper living costs, getting to know how to be a landlord, and having tenants.
