Mirros and cosmetics I personally would not change out during tenancy, or I would give them a price or rent increase to update it. 

Thanks for response...So I fell into this property through word of mouth, mostly cosmetic issues.

We renovated cosmetically, and did some minor structural by taking the wall down between the kitchen and living room to open up one giant space as is the current trend.

For example, we've got our systems down to a science now where I know it'll cost us $35/sq ft for cosmetic repairs (this will definitely vary depending on location/materials/your crew, so don't use our specific numbers), then if we can tell the house will also need bigger fixes such as roof, windows, mechanical, electrical etc. we add that in as well and we can use that to work the numbers backwards to get to our offer price.

Tore out back wall to better integrate addition and create open floor plan, redoing all cosmetics and updating kitchen/bathrooms.

this multifamily is not full gut job, mainly cosmetics, paint, few windows, flooring, kitchen remodel, new bathroom vanity, toilet, etcalso i am not planning on selling this, will be a long term hold if that makes a difference ?
