We renovated cosmetically, and did some minor structural by taking the wall down between the kitchen and living room to open up one giant space as is the current trend.

For example, we've got our systems down to a science now where I know it'll cost us $35/sq ft for cosmetic repairs (this will definitely vary depending on location/materials/your crew, so don't use our specific numbers), then if we can tell the house will also need bigger fixes such as roof, windows, mechanical, electrical etc. we add that in as well and we can use that to work the numbers backwards to get to our offer price.
