These houses are fairly big size within an in-law portion with in the house (not an ADU). if we rent out the in-law portion separately, would there be privacy concerns for the main house renters?

Plenty of building code considerations I'm sure given hot water heater right there.My first thought to monetize is to lease commercial grade equipment - maybe 2 stackable W/D - with revenue-sharing from a company that would provide the equipment at no up front cost and handle maintenance.

We use the RHAWA lease agreement, if you are not a member of that organization or WLA, I would recommend you sign up.In the RHAWA lease agreement (not Seattle specific), it states that security deposit can be used all purposes including unpaid rent, damage, cleaning, late payment, utilities, keys and other charges.It is never a bad idea to pay for an hour of an attorney's time to go over any of these concerns and then you can be confident you are following the law.
