What I'm saying here is, the interest deduction is not that sweet and certainly not worth justifying keeping debt if you have the means to pay it off.

At this point the only reason I would considering selling my Memphis properties is to complete a 1031 exchange into an apartment complex or some other multi-million dollar property. 

But if you do the planning well, then the trust can be set up in as complex or simple a way as you want to accomplish your goals.

In that area a $650 tenant will typically be spotty, from my houses and ever property mgr I have spoken with over there the sweet spot starts at least at $1000 moth, more likely $1200.Who is going to handle evictions?

There are several apartment complexes nearby me that were obviously 10-20 unit motels back at some point in the past and are now apartments.

I believe that an LLC is in many cases for smaller property owners, an unnecessary extra that only adds expense and complexity that is not required if you only own a property or two.

But real estate is a complex business.
