It appears that for many, many, many years the owners, boards and management had treated the building and units more as a Condominium in that each owner was responsible for the repairs to their own units, whether they lived there or rented (any damage to the inside of the unit was the sole responsibility of the unit owner).2 years ago, the board at that time brought on a new management company.

Thanks JasonWhat I am understanding is that if the work being done is somehow faulty ( I think of a plumbing fitting attached wrongly causing a future flood) my property insurance subrogation department would come after my company for the $60,000 flood damage claim wanting my LLC to be responsible for the faulty installation that caused the damage.

I talked to several property managers in Asheville and the going rate seems to be 10% but, aside from the local company, I have not found any who will manage properties as far north as above Mars Hill.I have decided to make my rental a long term rental and save the short term rental headaches.

Have a laywer or property managment company open an LLC for you and have their firm as the registered agent this keeps any personal names out of the records.
