Sect 8 to some people sounds good because the money is coming from the municipality but if the tenant is responsible for a large portion and they are always late, that can be a pain.

NO some do and some are fine with financing.. you may want to pop on roofstock and see what they have listed..right now though you are competing with cash buyers so everything being equal sellers will take cash over the pain and brain drain of dealing with lenders..
