Cash Sale, list it, or ?

I am looking for a place with high occupancy rates that can yield a good return on cash invested, ideally around 25% or up.

I would suggest looking into a cheaper market like Columbus Ohio where you can still find positive cash flow, the 1% rule, and tons of appreciation potential.

Purchase price: $22,000 Cash invested: $35,000Currently rented. 1999 3 Bed 2 Bath Mobile Home Updated kitchen and master bath.

If positive cash flow without your residence is achievable, the property could serve as a lasting investment post-move.

That is why Im looking at doing the whole deal cash only, since financing would bring high carry costs.

You think everyone just stock piles cash for RE?

Provides good support, doesn't usually bother me unless it comes to expenses large expenses or rent adjustment.The reason I am thinking of getting out of being a real estate investor is due to the stress and constant little expenses that are adding up. 

From my part, I analyze the property's location, neighborhood growth, appreciation factor, the average rents using some paid tools, and crunch some numbers for them to let them know the CoC return, cash flow, and more etc.

This would be a hospice home designed to provide more comfortable living in last few days/weeks of life.
