Don't alot of people end up getting burned out of the "landlording" business rather then the REI business.It sounds like most people like to start off without a PM company and do it themselves because they can save some money and make more.

When the toilet overflows or a lightbulb burns out or a garden hose springs a leak, there is no onsite maintenance man who will come by between 1-3PM to replace or repair those types of things.

I keep a small cabinet in a storeroom that tenants can access and placed my screwdriver set, and also lightbulbs for the common area when they burn out.
