The husband comes outside to shoot the breeze and I ask about the house, if they are having any issues, he says no but wanted to ask me about swapping the shower/tub in the guest bathroom to one of those walk-in bathtubs...He said his wife has trouble lifting her legs into the shower as it is and that they would pay for the tub and install.

The only difference is you'll be sharing bathrooms which shouldn't be a problem for college guys.

Have done an extremely extensive full gut remodel (practically brand new home, literally everything updated/repaired from foundation, roof, windows, all exterior work, LVL beams to demo load bearing walls and create open layout, med to high end bathroom/kitchen renovations (master shower is floor to ceiling tiled in w/ double rain shower and ADA compliant, granite countertops, 6-8 person island, all new stainless appliances), all new electrical wiring, plumbing, etc., solid core doors, widened old 22' door openings to 24', new laminate wood flooring throughout, 5/8' baseboards/trim throughout, tankless water heater, tape/bed/texture/new paint on all new drywall), etc.I'd love to hold onto the property as I have no compelling event forcing a sale. 

., also spent $3k to put in a brand new bathroom with dual sinks and new fixtures.

Next up will be either kitchen updating, bathroom updating, or adding a shower to the 3rd bathroom (it's a half bath only). 

I divided the asking price by sf.The conversion would essentially be 3 to 4 new kitchens, bathroom, wiring, permits, etc.

If the installer has to go around a corner, force the lines through a tight (or blind) penetration, or just isn't careful; they can kink or break the lines which leads to a host of problems that won't be covered under the mfg warranty.They don't heat enclosed bedrooms or bathrooms really well when the doors are closed.

Very exhilarating feeling - thanks to all the good stuff and nuggets of wisdom all over this site.Now the first time home buyer has come back and says that they had a water leak in the bathroom, for which they used a home-warranty service that we had bought them (a 2-year home service warranty).

Now there is a water damage in the basement bath room ,so if i file a claim is  there possibility the insurance company will deny a claim if there are tenants in the property.
