I don't how well it Cash flows but for Indiana, and a Turnkey property, 10k might be wiping out your cash flow for the next Three (3) years, hopefully you won't encounter anymore vacancies, evictions, or CAPEX while you try to get back to positive.

The OP very clearly expected me to do his work for him, be it out of laziness, ignorance, whatever.So I would say there were more intelligent/respectful ways for the OP to go about his business in the forums that to copy a link and expect the adults in the room to wipe and powder him and give him free, personalized, specialized advice of the nature he was asking for.I cannot possibly overemphasize this, Rodney.

you don't have that expansive clay in Vegas like Texas and MS LA.that stuff is brutual.. if your home has not had foundation work when you buy it.. its not if its when your going to get stuck with a foundation leveling job that will wipe out 2 to 5 years of your cash flow  Poof  all gone. !!...
