The old flooring is no longer available, so we are looking at either replacing the flooring in one bedroom with something that doesn't match perfectly , or redoing the flooring in the entire apartment (except the bathroom and kitchen; I already replaced the kitchen floor with a luxury vinyl plank and we have ceramic tile in the bathroom).I would love to get a point of view from other experienced landlords about the possible monthly rent difference and caliber of tenant difference if I had a totally uniform floor in all rooms vs having something different in that one bedroom.

And trust me every rent agreement has a term specifying that if the house is for sale tenants need to make it available for showing.

There is a pretty steady flow of available multi-unit properties there (many more than areas of Cobb with decent schools) and in areas that I personally would consider reasonable to live for a shorter period to house hack.

If you have the available capital to fund the business to the tune of being able to execute 3+ flip transactions per year, then it might make sense.If you are just seeking a work truck for the occasional flip project, just go out and find something used and inexpensive and pay for it personally.

Getting a special and start off with low down payment is not as good as you think but if the the location is important as a consideration, the demand for what you buy property and tenant screening, it's in growth area, is it located within a diverse area, the parking that is available, do you have deep enough pocket if funds are needed, Do nearby amenities exist, is there any nearby retail stores and what are they and does it fit your ideal tenant, and are there any existing tenants.
