I am doing my research and am ensuring that I have all of the proper reports/forms/legal literature, valuation tools, etc and have several friends who are RE Agents & Loan officers whom I ask questions, BUT I am still lacking information in certain areas.

Managed to secure a pre-approval that can allow me to purchase up to 350k with 25% down payment.

You will have a hard time gaining any traction without a track record in real estate, underwriting, commercial brokerage, legal/accounting, property management or portfolio management. 

They take ownership in the house and don't feel the need to communicate with you or get your approval for these types of things.

Included should be professional photos, marketing on all avenues, showing the property, they have an application, they present applicants to you for approval, they generate the lease, collect funds, and provide keys to the new tenant.For turnover, I recommend have the realtor visit the property and create a condition report, which reports to you just that, but you want to know what needs to be done to the property to get up to rentable condition again.

That's not including the upfront cost for example Appraisal fee, Legal fees.

As most of us know, Section 8 requires an inspection before approving the property, setting the rent amount and approving the lease arrangement. 

The subject says it all - if anyone can pass along the name of a real estate attorney they used for setting up an LLC, and maybe to answer some basic legal questions/advice related to it, I'd appreciate it! 

However, since airbnb income can be different each month, would it be legal to set up that kind of "rental agreement" with my S-corp in the eyes of the IRS?
