Here are the financing terms that we offered to them:We caveated that we would track an increase in rates that track increases in the prime rate (anticipated over next year or so)We did not mention any PMI but I am now kicking myself for not doing this given that we don't know what their ability to come up with down-payment is.

I can (and will) ask you for paystubs, bank statements, etc, but we can't anticipate what rent will be on the place you pick, so my generic preapproval is only as good as those assumptions.* When it's time to get property specific, I say "investor and/or realtor, my generic preapproval was based on the assumption of $X,000 in gross rents that you provided.

I do get the at furniture and silverware depreciate over 5 years, but 5 years from now when they are fully depreciated, I don't anticipate needing to buy a whole house full at once, so the expenses are higher to start.
