Just like I think Kahala area were you live is ripe for the same metrics.. buy a tear down at 1 to 1.5 and either do a full blown reno or new build and exit in the 3 to 5 mil range... just don't know how long those take.. the ones in Chicago because of a lack of inventory sell before they are done so risk is alleviated and I can get bank vertical in Chicago as opposed to paying private money rates.

Hi Thomas,First, regardless of whether you own in your personal name or LLC, you really should have all of your properties on a commercial property form master policy type policy, with an agency that is licensed in all 50 states for many reasons, not the least of which are convenience, incrementally lower premiums, receiving some coverage you cannot obtain on a "personal" lines policy and really because anything used to derive income is considered by the IRS to be a "business" exposure, just to name a few.Pricing and structure of course vary by carrier and there are less than a hand full out there that can structure things the way I've suggested.Hope that helps.Ivan

I have made contact with my state USDA State Agency representative.

The investor I represented was from out of town and did sign a Buyer Agency Agreement with me(6-9 months contracts).

Surprising part is one  of my broker also did not know that and he/she rejected me last year because of his lack of knowledge.

This could include extensive or unknown repairs, building in an unfamiliar city with an unknown building department, a historical house, or simply your amount (lack of?)

I have no idea if we are dealing with phantom bidders, dual agency or what!

And for your question to be so short, dramatically lacking in detail and about such an expansive type of investment - well it really just looks as if you really don't have any idea what you are doing.
