On the other side however, I’ve been rather conservative in my rents estimate and $1250-1300 is achievable especially for the end units which are a tad bigger and afford only sharing of one wall (I would live in a middle unit).

I think ultimately it comes down to what type of returns you WANT vs HOW you're going to get them. if the numbers work but not at what you can afford to pay...then the numbers don't work.
