I would highly recommend a fourplex if you can afford it.

The whole mission of tiny houses is to retain affordability.

Like the healthy 26-year-old mother of three that worked on the side and was paid in cash so she wouldn't lost her benefits that paid $1,175 of her rent on a $1,200 townhouse that none of her friends could afford despite working two jobs, yet she was still consistently late with her $25 portion of the rent, then she got knocked up by the boyfriend living with her unbeknownst to us and HUD, and when I finally managed to catch her and get rid of her, she left $4,000 in damages.

I always recommend at least a duplex but shoot for a fourplex or larger if you can afford one.

If you can't afford to lower the price and still not selling, then maybe the property is not worth what you think it is. 

Things went smoothly for the most part, other than couple of MAJOR issues which I cannot afford to overlook.

On the other side however, I’ve been rather conservative in my rents estimate and $1250-1300 is achievable especially for the end units which are a tad bigger and afford only sharing of one wall (I would live in a middle unit).

I think ultimately it comes down to what type of returns you WANT vs HOW you're going to get them. if the numbers work but not at what you can afford to pay...then the numbers don't work.

We can afford to take over their mortgage payments, especially if we were able to refinance to a lower rate.
