I have a possible contract that holds equity rights over a Vacant Property that was built in the 1800s.

First, I want to address the question of rental arbitrage vs. buy and hold STRs:In my experience buying the real estate (even if it results in fewer units) is almost always better than rental arbitrage.

If this holds through Dec/Jan numbers....... it WILL be a double digit pricing jump spring/summer market, no doubt.

We took equity from the 1st rental to clear some debts and the extra was used for down payment on the 3rd house.We took extra risks because we hold on to having more renters to come soon.

What is holding us up?  

Investment Info:Single-family residence buy & hold investment.

IRS Pub 523 has a lot of additional info, and it lists "Where you spend the most time" as the most important factor in determining your principal residence.

We currently hold 5 rental properties totaling 15 doors.

I tried calling in to discuss, but the hold time was very long and I had to drop.
