Due to the DoD hiring over 80% of the local workforce and the slow to no appreciation, I sold that property and shifted my focus to a market that would appreciate and help me achieve my FI goals. 

Hey Jeremiah, I lean towards selling the property because that's exactly what I did when I first started getting serious about investing and that first sale put me in a great position I couldn't have achieved otherwise.  

The question is more about what to do on a daily basis to achieve the goals more effectively. 

Looking to scale into the multifamily arena, I began investigating services that offer opportunities to join their community and "be coached" to achieve this task more effectively.Most of these services charge upwards of $20k-$40k. 

This deal was purchased below market value as it needed minor work and the sellers were motivated to sell.
