I've also had some subpar experiences when traveling for pleasure/vacation, when we've boxed ourselves into lesser options because we want a less common feature, such as ability to bring a dog, fenced yard, proximity to this or that, etc.

You do need qualities that very few people have e.g. the ability to understand and see a clear path that will result in reaching you projection.

On my last deal I had taken the lender's ability to close for granted, and lost the loan two days before close.

I mean just going into a deal with no ability to close and telling the seller your a cash buyer..

That will speed up scaling rather than just waiting for your ability to save up multiple down payments.

Historically low interest rates and the ability to work from home are only increasing people moving and homebuyer demand.
