While you get a lower "rent" you also do so at the expense of potential income...there is a lot of potential income out the window in your portion, but that might be ok with you if that's where you want to live and you are spending less than you were renting, but you would certainly be making more if you were to live in the bungalow.

Power washed and painted exterior, removed trees, new windows, painted front door, updated garage door and back door, added door entry from garage into house, new paint throughout the house, renovated 2 bathrooms (one of these bathrooms was a 1/2 bath that we converted into a full bath by combining the adjoining closet and rerouting the plumbing), added a kitchenette/kitchen in the basement.

I agree I’m enough of a slumlord that I’d simply scare the people off leave the water and electric hooked and put a 69 cent forrent sign in the window .

The property we bought with a major smoke smell also, besides the walls and flooring discussed above,  had to have the ceiling replaced and the windows were cleaned to remove the brown slime.
