It's priced the way it is because of the added risk exposure.

Hey,So after exploring all the different options I have decided that my best best is to develop a multi-family in these areas.

I think Jacksonville, comparitive to the nation has good rent to purchase ratio's.However, from what I am reading, Jacksonville is going through a huge increase in supply of houses.I think you can always make a deal happen in any city but I would personally wait until the new supply is absorbed.

This property is in California in the LA area.

Sell the house and move on.I understand what your girlfriend wants, but unless there is a ring on it, you need to do what's best for YOU and your financial situation.

One idea is to make your next property your new primary residence that way, you could potentially get a better interest rate and keep your current home as a rental.Also, a big advantage of real estate is its tax efficiency.
