Yes it can be sold, but as s wholesaler, particularly a beginner, you shouldn’t be playing with people in foreclosure.....the last thing they need is you tying up their property so they can’t sell it to a real buyer, then you end up walking away because you couldn’t flip it.

This ties into the DSCR which is another way to look at the breakeven just shows how many times with your projected or in place financials can you afford to pay the mortgage (typical stable loans are 1.25x-1.30x minimums).

Also, not all banks will loan on a set up like this or they may have specific requirements for the foundation, tie downs etc.Remember to consider buying and selling cost into your calculation along with purchase price and rehab cost.

Pro tip, dont tie up any property you cannot personally close on if you cant find someone to assign it to, and youll be ok.
