I wouldn't rely on their value in your purchase but as @Paul Smythe touched on if you were or end up flipping consider that you're end buyers probably don't surf Biggerpockets and know how dubious those numbers can be.

Collected 2 months rent so far and things look good.Trying to help my oldest "soon to graduate college" son get into a house hack in Minneapolis where he's moving this summer...maybe a 3+ bedroom SFH he can buy with little down and rent out the other bedrooms to friends/college students while he 'manages' the property.

It's a job in most cases for the income stream and tends to take a high touch with involvement.The parks I would look at personally are in strong suburban areas where the city or county for the future land use plan wants to get rid of them.
