The owner is just flexible to whatever terms I need.

Hi @Christian G Leone FHA works but with the PMI and the fact most seller tend to not be a fan of FHA offers you may want to seek alternative options.

Once you find the right banks, there will be more flexibility with respect to qualification of the deal and you as the buyer, particularly if you lack a track record in mobile home parks.
