On the guarantors {as stated above, we do not use co-signors as it gives them the rights of a tenant}, we pull their credit history to ensure they are able to fulfill that rôle.We have a one-lease, one payment policy (keeps our banking fees down), so when we rent a house to a group of students we tell them to elect one amongst them to submit the rent monthly and they handle getting their apportionments to her/him internally.

There's a cost/value trade off for everything and there is no point in paying more than necessary for the appropriate level of quality.This goes for replacement windows, doors, shingles, sheetrock, flooring, paint, electical, and HVAC and the professionals that install them. - well, maybe shingles are different, but my observations seldom exceed 20 years with shingles, so, 20 years is good enough.My experience is that contractors that do not have the capacity to perform well are more than happy to charge more than their skill and performance is worth and the uninformed consumers of those goods and services are willing to pay the charges - no longer by me.As to the price being the same for a rehabber as any other customer, that may be true for you and your business model.
