@Mike HoherchakFor house hacking, the loan products often force you to go without an LLC since getting traditional financing can become a challenge.

Some are good with awesome product and solid payment structures.  

I just need to know the actions to take that will lead to the most productivity, and I think I’ll be ok.

Any advice of productive and nonproductive things to do is much appreciated.

My rentals are class B neighborhood type homes and small apartments.I'm pretty ignorant to the whole smart home product line, a programmable thermostat and remote garage door opener is the fanciest I've used.

Construction costs per sf are generally on the high side these days.There are reasons why almost all new construction are Class A, higher end product. 

If you search for any of these robo-advisers and similar, you will get the results comparing them to similar products.

I fully agree that the transformation over the years has been fantastic and despite the influx of more diverse offerings such as restaurants and hotels and even the creation of a contemporary art museum (albeit only one of two worthwhile mentioning) they usually build another mall before they invest in real community projects or expand on a more diverse offering of the arts.
