But after multiple mistakes and probably fixing up the property too much, we now have a property that cashflows about $400/mon after all expenses.  

I made the mistake of not homesteading my first flip, and it made permits and inspections a total pain.Hope that helps!  

I decided to go to the property myself and place tape on all items that would need to be placed on the truck, at this point there was no room for mistakes. 

You will make mistakes so just know it going in but personally, keeping it to a minimum is a good game plan!

I thought for some reason a change of life event of some sort was needed to roll an IRA or 401(k) over to a new plan, maybe I am adding Self Directing into the 'rollover' thought, which is my mistake?

I see far too many try to get into landlord game with limited reserves to no reserves.. landlords need to budget for these issues.. other wise they are just another undercapitalized venture.. assuming renters are going to pay rent on time every time is a big mistake.
