Also, CASHIERS CHECKS, credit cards can easily be put into chargebacks.Also, with high value properties, it is prudent to be patient.

Also, I'd suspect investors in this position would be likely to carry massive reserves, as bad months aren't as easily offset with cashflow from units that may otherwise be paid off.

For some properties with newly redone floors and nice yards I can see not allowing pets but for the right property that you are planning to redo after the next tenants or the right type of floors that don't get damaged easily I think its a chance to charge a little more than market.

Now, that could be a little different in Indiana - the competition may not be quite as brutal as other markets like LA, Phoenix, etc.As far as keywords, we utilize about 57,000 keyword & phrase combinations, but there is no magic there (just a lot of hard work & experience) - you can easily create a set of 100 keywords just using the phrases you already know - sell my house fast, cash for houses. we buy houses, etc. etc.Otherwise, you might want to consider investing in some education, such as the course that Fortune Builders offers on Marketing for Deals:http://www.fortunebuilders.com/marketing-for-deals/ I wish you the best!

I've noticed that the gas meter has been installed in the driveway where it could easily be damaged by any vehicle pulling in or out of the property.
