Get a motivated seller that has an off market property.Get it under contract, assign the contract/ (or for all you wholesaler haters: buy the house and sell it immediately ).I don't know what some magic wholesaling book will do for you.

Because the area has yet to be touched by the magic of gentrification, the homes are still relatively inexpensive (a fixer upper level home with 3 bed one bath could go for as little as 35k-45k pre auction/foreclosure).
