Which leads me to ask this technology related question. 

Our goal is to invest in finding reliable leads and getting them under contract so we can rehab them.

I have found that respectful persistence often leads to the best deals.

Anyone that responds with a nice house, and looking to get retail dollar amount becomes a property that you list on the MLS with your broker.It gives both you and your leads more options, plus having MLS access sets you apart from other wholesalers.Feel free to PM me if you need any help!

@Arun GokhaleI am also new to syndication deals and have found one of the best resources thus far in getting started being the information that @Michael Blank puts out on BP (just search his name and his articles will populate) and also check out his website http://www.themichaelblank.com/ He does a great job of walking through all of the steps from analyzing deals, networking, finding leads and closing deals.

i have a bunch of old leads from when i was trying to wholesale homes.  

Also, filing homestead on a property you do not actually live in can be considered Fraud if the intent is there and can lead to hefty fines most likely.
