Great tenants and will hate to see them leave but they must move on due to tax laws of working in a state for more than 1 year.I’m asking what is everyone’s experience with trying to squeeze in STR guests in between MTR tenants.

Where we find a drawback on this move is our lack of knowledge of the legality of the question: "Can the Investment owner Legally ask their tenant to try to apply for the section 8 voucher?"

I usually use key check because it’s cheaper for tenants ($35) compared to avail which is $50.

Never had an issue in the past with a tenant of 10+ years but they recently moved out and we are trying to figure out the best way to add something in the lease just in case someone goes nuts with utilities(tries mining crypto or something that would run up the bill a crazy amount).
