When I take a loan application I speak with the borrower, provide a needs list, and the borrower communicates by email and a website daily.

We could scrap half of the laws in place and utilize technology so much better to help customers as an industry (speaking as a direct lender).I’m doing almost all of my company’s closings without external appraisals because it’s taking months to get them back.

I would speak with the current owner broker you are associated with to let them know what your goals are. 

However, I don’t fully know his financial situation and what he is expecting to come out of pocket just yet, so I wont speak to that.

Generally speaking, once the tenant looses in court they leave for us.

@Brian Garlington I just reviewed a lease with the clause permitted reasons for eviction “such as non-payment of rent, breach of lease, damaging premises, drug or other illegal activity, disorderly conduct, rehabilitation of unit, landlord or relative occupancy.”In speaking with an agent he too was under the impression a buyer (landlord) could move into the unit they were purchasing, so I’m wondering if there were 4 owners could they all 4 move into a 4-plex and effectively require the tenants (on month to month leases) to move out?

IF the business goes south but the real estate is performing well, the lender should trust you from a real estate standpoint.I would also suggest speaking with your current lender and telling them your situation... 

I've not done this in San Antonio before, so right now my alternative is the yellow pages (so to speak).
