In my state, landlords usually have an advantage because they write the lease; right now, tenants have and an advantage since landlords are temporarily unable to file for eviction.However, many tenants will pay because they haven't lost their jobs and they pay their bills and because they feel that it's the right thing to do.

@Asim Sheikhwhy not go with a lender which has less probability to survive any uncertainty. ultimately they file bankruptcy and your mortgage goes away.

Might need to wait a little bit to get the rate you're looking for but a good broker will get your file lined up and ready to go so that as soon as that rate becomes available you can lock it.
