Hi BiggerPockets,I've seen a bunch of posts about accounting software but they seem to be focused on self-managed scenarios. 

Our tenants also submit their rent payments and maintenance requests directly through cozy so you can use it as an all around landlord software if you'd like.

We are both in the computer field (software engineers), are very solid and just good people, and are looking to use the income from rents to at one point cover our living expenses so we can quit the 9 to 5 and just spend time with our family. 

There is so much good free software out there already so unless you're up in the league of needing something like Appfolio, you should be able to get by just fine. 

Our problem is we are not sophisticated in software development.

I know there's a lot of fancy software out there. 

I'm looking to go into Software Engineering as a full-time job, so there definitely isn't a shortage of those jobs.

AppFolio I believe has a service and Buildium might as well as options if you use their software.

Not sure if I can just send my spreadsheets over or I need to get software or a template.

I will say, it could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units) that helps you to automate some of this (ie. compared to other tools, one that helps you to actually build a single listing and syndicates it to 10+ major listing sites, but also allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).
