On the money I wanted to know if it will be for materials and labor, design, permits, engineering or ?

I've done a little bit of research on investment clubs in the area and it seems like all the numbers are disconnected or incorrect (I tried calling a club in Orange County and ended up talking to a very lonely lady about how she gets calls for the club all the time, about how her husband was an engineer, and she's an amateur magician hahaha) if you can give me valid numbers and locations for local clubs I'd greatly appreciate it!

Generally I go with electric if possible, mainly due to venting constraints.

I was checking the utilities out and was a bit overwhelmed by the average electric bill, Central and forced HA; of 450 /m in 2013 and 376 currently with a winter month high of $600.  

Is it true that, if you buy a Detroit house, there is no City infrastructure to turn on utilities, so you are stuck with no water, no electric?

I forgot to mention it also has a 3 car garage with storage and a huge (like 20x50') screenhouse with electric. 

You need to start with where you want to end up...and reverse engineer from there.

You need to do this for water, electric, HVAC, and general handyman maintenance problems.

My parent built a house with electric heat way back in the day and then when it was done electric heat went thru the roof so they took a lose on the house just to pay off the money they owe.
