I had my lawyer draw up a tenant contract as well but it looked like a legal document and feel like it would scare away tenants.  

Just trying to weigh my options and possibly converse with someone who is knowledgable or has a history in or around my location.

@Jonathan Ranes, hard money for an auction purchase with no history will probably not happen. 

You need to make sure your documents speak to a brokerage account. 

Just have a look at the purchase history of this property or similar and you'll see 

For them, it is how long they think it will take based on their guy's history, difficulty, their experience, materials, etc.
